According to the NSW Office Of Fair Trading Consumer Building Guide Handbook “If the builder or tradesperson does not have home warranty insurance where the proposed work is valued over $12,000.00 (including the cost of materials supplied by you or another person), they are committing an offence under the Home Building Act 1989.”

This means that if YOU supply the materials and just pay the tradesperson for labour, if the value of the materials is for example $10,000.00 and the tradesman is charging $2,000.00 labour to install the items, they are required under the Home Building Act of 1989 to supply you with Home Warranty Insurance for the work.
